• The first floor is the busiest floor, as it has the kitchen, dining room, living/great room, laundry room, main bathroom, etc. • The second floor is "Izuku's floor" and contains his master bedroom + bathroom along with a study, plus the guest room on the side of the house opposite Izuku's room. Bakugou doesn't know "why" (didn't care to ask), but Izuku's adamant on having a bay window with a seat like a proper Victorian lady in his room, so there's that. • The third floor is "Katsuki's floor" so he can feel on top of the world and contains his master bedroom + bathroom (the two bedrooms are the same size and shape for equality reasons) along with a study, plus another currently-undecided room on the opposite side of the house. • The setup gives them their own space, an study apiece, one guest room, and a final room for whatever use. And per Izuku's request, if Franky can accommodate, their personal bathrooms are in the Japanese style, while the main bathroom on the first floor is a Western setup.
Another thing Franky probably won't miss is that Bakugou's land request specifically gave him a plot that's somewhat close to the Straw Hat's place (within eyesight). They're in the neighborhood. One, their Support Department (i.e. Franky) and potential doctor (Law) are over there. Two, Bakugou views the pirates as allies (fuck your "friends" shit) and if something happens to them, he wants to know and be quick to respond. And three, since more people from Bakugou and Izuku's world are arriving, the explosive hero wants them to have a place to wait while the cyborg works, if they also give him their business. It's a mutual relationship thing.]
Deku and I already bought your building materials. If you need more, we'll get them. [He's saved up for this.] I want you to be free to work without restrictions. That bomb-proof training room'll probably have to be underground or a standalone room.
